The scope involved creating a new storefront facade with structural steel, keeping the majority of the existing structure, using new materials where they had the most impact.

A mezzanine level was added inside the structure to accommodate the desire for creative office tenants, and creating small platform meeting areas for the tenants.

A combination of warm materials such as Hemlock wood and IPE wood decking with the painted steel louvers and framing creates a modern look in a neighborhood that is full of standard stucco buildings.

A new access ramp to the 1.5 levels of underground parking was added, and the relationship to the neighboring light rail Expo line was considered for pedestrian circulation + access.
